A finished basement is the cheapest square-foot addition you can make to a Kingston home. Done properly, it adds a full level of living space without needing new foundations, new rooflines, or new property taxes beyond the finish value. Done improperly, it grows mould inside three years.

We approach basements from the vapour barrier in. Insulation strategy, vapour management, subfloor choice, and egress compliance get locked down before a single stud goes up. Then the fun parts: layouts that actually work, lighting that doesn't feel like a basement, and finishes that read warm instead of utilitarian.

Basement Finishing — questions we hear.

  • Often yes — most Kingston basements can be converted to a legal secondary suite with the right egress, fire separation, ceiling height, and separate services. We review feasibility during the consultation and handle all permits.

  • Every basement we finish starts with a moisture assessment. If we see active water, we address the cause (exterior waterproofing, weeping tile, interior drain) before framing. We never finish over a wet foundation.

  • Typical 800–1,200 sq ft basement: 6–10 weeks on site. Larger builds with wet bars, bathrooms, or secondary suites: 10–16 weeks.
